I started my career as a real estate sales agent. I was trained by Ray White and Century 21, and I got good at it. I learned how to negotiate, how to read a buyer's emotion, how to hold a price under pressure. I became a Premier Member at Ray White. It's a competitive network and I was proud of that.
But the longer I did it, the more I saw the same thing over and over. Buyers walking into negotiations completely unprepared, going up against agents who do this every single day. Paying more than they needed to. Not because the property was worth it but because no one was in their corner who understood what was actually happening.
I also qualified as a mortgage broker and went on to work as a Lending Manager at ANZ. I wanted to understand the finance side properly, not just refer clients elsewhere. What I found was that most buyers were getting property strategy and finance strategy from two completely separate people who never talked to each other.
So I switched sides. I set up Richard Property Adviser to represent buyers exclusively, using everything I had learned from the other side. The negotiation skills. The vendor psychology. The finance knowledge. All of it, working for buyers instead of against them.
